For decades, Sindhudurg was known mainly to local divers and Maharashtrian holidaymakers. That's changing fast — and it's happening on the record, not just in brochures.
The shift is recent, and it's traceable. Chipi Airport opened in 2019 and started taking real passenger traffic from 2021 — the first time Sindhudurg had genuine air access instead of a long drive from Goa or Mumbai. Boutique operators noticed first: Coco Shambhala, a luxury villa resort, relocated here from Goa entirely, choosing Sindhudurg's untouched coastline over an increasingly commercialised market.
What followed is the part that's hard to dismiss as coincidence. Sarovar Hotels opened a 50-room property near Chipi Airport in February 2025. SaffronStays launched Araqila — 25 sea-facing suites across 55 acres — in July 2025. And in August 2026, after a 32-year wait, Taj Hotels (IHCL) finally signed the agreement to build Sindhudurg's first 5-star resort at Shiroda–Velaghar: 46 villas and 150 rooms, on land the Maharashtra government leased them years ago. Three serious hospitality brands, all committing within an 18-month window — not because of a marketing campaign, but because the underlying access and government backing finally arrived.

The coastal Malvani food tradition — seafood thalis, sol kadhi and local specialities — centred around Malvan town.
Opened under the UDAN regional connectivity scheme; runway supports A320/B737-type aircraft. Currently served by Alliance Air (Mumbai) and Fly91 (Pune, Hyderabad, Bengaluru).
Sarovar Hotels opened Highland Sarovar Portico (50 rooms, near Chipi Airport) in February 2025; SaffronStays opened Araqila (25 sea-facing suites across 55 acres) in July 2025.
Targets ₹1,00,000 crore in private tourism investment and 18 lakh jobs over 10 years, aiming to double the state's tourist inflow — with Konkan coastal destinations named as a focus area.
Union Ministry of Tourism sanctioned ₹46.91 crore (27 Dec 2024) for the INS Guldar underwater museum near Sindhudurg; the vessel was scuttled on 19 May 2025 and the project was launched by Maharashtra's Chief Minister on 11 June 2025.
The four-lane widening of NH66 through Sindhudurg district is complete; the state's Public Works Minister has targeted end-2026 for the full Panvel–Goa border corridor, which would cut Mumbai–Goa travel time from ~12–13 hours to around 6 hours.
A district-level roadmap covering transport, sanitation, tourist facilities, travel circuits and destination branding was set in motion by Sindhudurg's District Collector's office.
A tripartite agreement between MTDC, Indian Hotels Company Ltd (Taj Group) and the local landowners' co-operative society was signed at Mantralaya on 18 Aug 2026, in the presence of Maharashtra's CM and Deputy CM, clearing the way for a Taj hotel at Shiroda–Velaghar — a project that had been pending since 1994. IHCL will pay landowners ₹1.44 crore per hectare across roughly 52.63 hectares, with a ₹60 crore land-settlement outlay disbursed in three phases.
Wayri sits within the established Malvan–Tarkarli–Devbag tourism belt of Sindhudurg — the same belt that just persuaded three national hotel brands to commit capital. That's access to an existing, growing coastal tourism ecosystem, not a bet on one still waiting to happen.
Three things are happening in parallel, and each is independently verifiable: connectivity is improving (Chipi Airport's growing flight network, the NH66 widening, and the Konkan Expressway all cut travel time from Mumbai and Pune), committed government and private capital is arriving (the ₹1,00,000 crore Maharashtra Tourism Policy 2024, the ₹46.91 crore underwater museum, the district's new priority-hub status, and — as of this week — a signed agreement finally bringing Sindhudurg its first 5-star hotel after three decades), and the market is still early — comparable coastal property in Goa trades at a significant premium to Sindhudurg for the same nightly rental potential (see the Goa vs Malvan comparison further down this page). Historically, this combination — improving access plus committed public and private infrastructure spend, ahead of a market repricing — is when early buyers in a destination benefit most.
This is a factual summary of publicly announced government and corporate initiatives, not investment advice or a guarantee of returns. Infrastructure project timelines are frequently revised — several of the projects above have already seen their completion dates pushed back, and the Taj hotel project itself was pending for over three decades before this agreement — and tourism policy targets are goals, not commitments. Please verify current status independently and consult a financial advisor before making investment decisions.

This property is up to 90% loanable from leading government and private banks. See how a typical EMI compares to rental income from 150–170 nights a year at ₹2,500 ADR.
A like-for-like look at a 1 BHK short-stay rental in a typical Goa micro-market versus a 1 BHK in Malvan, Sindhudurg, at the same nightly rate.
Illustrative comparison only, not a guarantee of returns. Goa figures assume a representative ₹1 Cr 1 BHK at 200 nights/year occupancy; Malvan, Sindhudurg figures assume a ₹35 Lakh 1 BHK at 150 nights/year occupancy — both at an ADR of ₹2,500/night. Operating expenses are assumed at ~30% of gross revenue in both cases, covering platform commissions, housekeeping, utilities, maintenance and repairs — actual operating costs vary by property and operator. Net rental yield is calculated as net rental income divided by property price. Actual performance depends on occupancy, seasonality, nightly rates, operating costs, taxes, local regulations and applicable permissions.
